I take the time to write this note on behalf of my wife and me to thank you for the integrity with which you have served us as a mortgage broker. Although the circumstances prompting this note are complicated, your part is remarkably simple. If you review our file, you will see that as the assessed value of our house increased significantly over the last eight years, we have come to you on several occasions to secure your help with refinancing so that we could obtain a more favorable interest rate and cash-out some of the equity in our home. In each instance you served us well.
But it is with respect to our last consultation with you—the one in which we did not refinance—that you served us best. On that occasion the assessed value of our house had again increased and we contacted you to consult about a refinancing and cash-out. After surveying the market data you advised not to do so, and we took you advice because you had demonstrated expertise and integrity in your dealings with us in the past. Needless to say, subsequent events have confirmed your caution. We are now confronted with a situation in which we must sell our home and try to move on and that will be difficult. But as we take stock of our situation and plan to move forward, we cannot help but realize how much more difficult our situation would be if you had not given us such good advice during our last consultation and persuaded us that it was not in our best interest to refinance and cash-out again.
