What It Is

Doctor loans are designed for licensed medical professionals with strong income stability and earning potential. Gold Star offers this program through its delegated correspondent relationship with Silver Hill Capital for primary-residence purchases and rate-and-term refinances when you meet program guidelines.

Program Details

Doctor Loans

  • Up to 100% financing for eligible borrowers (loan amounts up to $1.5 million)
  • Minimum 700 FICO score
  • Purchase and rate-and-term refinance only
  • Primary residence, one-unit properties only
  • Maximum 45% debt-to-income ratio for highest LTV financing
  • Future employment income may qualify when start date is within 150 days of closing
  • Gift funds permitted
  • Two months of reserves required
  • Maximum 3% interested party contributions
  • Manufactured homes not eligible
  • Program guidelines are applied as written - no manual exceptions

Eligible professions. At least one qualifying borrower must hold an eligible designation and be in active practice, or be a resident, fellow, or intern with one of the degrees below. Residents and fellows must have a signed, non-contingent employment contract (beyond licensing or standard onboarding) or acceptable doctorate documentation:

  • Medical Doctor (MD)
  • Doctor of Osteopathy (DO)
  • Physician Assistant / Associate (PA)
  • Doctor of Dental Science or Surgery (DDS)
  • Doctor of Dental Medicine (DMD)
  • Doctor of Ophthalmology (MD or DO)
  • Doctor of Psychiatry (MD or DO)
  • Doctor of Pharmacy (PharmD)
  • Doctor of Veterinary Medicine (DVM or VMD)
  • Doctor of Podiatric Medicine (DPM)
  • Certified Registered Nurse Anesthetist (CRNA with DNAP or DNP)
  • Nurse Practitioner (NP)
  • Doctor of Optometry (OD)
  • Medical residents, fellows, or interns with one of the above degrees

Student loan payments in deferment, forbearance, or reporting as $0 under an income-driven repayment plan may be excluded from your debt-to-income ratio when you are currently in a medical residency or clinical fellowship program and qualify based on your current residency or fellowship income. If those conditions are not met, a monthly payment must be included in DTI using credit-report amounts or documented repayment terms.

Employment contracts and offer letters may be used for qualifying when the position, compensation, and start date are documented. For medical professionals, the start date must fall within 150 days of the Note date. Cash-out refinances, second homes, investment properties, subordinate financing, and manufactured homes are not permitted on this program.

This is a Qualified Mortgage program with manual underwriting and full documentation. Mortgage insurance is not required at closing. Your loan officer will confirm availability in your state and walk through how this program compares to conventional, FHA, and other options on total cost - not rate alone.
